ABOUT SURPRISE POINTE
OVERVIEW – ESI Ventures is proud to present its newest investment venture, Surprise Pointe. Surprise Pointe, located in Surprise, Arizona just 30 minutes northwest of downtown Phoenix, was a 290 acre unimproved site. The property enjoys great visibility on three major arterial streets and offers rail access. Initially, the property required major infrastructure such as water storage tank, well, water lines, sewer lines, power, roads, etc. In addition, the property had to go through zoning changes and other City approvals. Surprise is one of the fastest growing cities in the United States, and has enjoyed a 1000% increase in population over the past 15 years.
DEVELOPMENT STRATEGY – Working in partnership with our brokers and third party vendors, and tapping our in-house resources, we quickly analyzed the site taking into account the infrastructure requirements, legal and municipal obstacles, current and future competition and users’ needs. We quickly realized the scale and cost of the infrastructure requirements demanded near perfect planning and execution. Capitalizing on the site’s rail access was important to our success. While faced with many challenges, we realized Surprise Pointe’s value to our firm and the community was nearly limitless. Our strategy called for building the necessary improvements as fast as possible, then leverage the location and rail access in order to attract premium users.
RESULTS – We quickly closed the transaction for $25,000,000 and immediately began planning the park. We engaged third party vendors and commenced a dialogue with local officials and the community. After investing over $20,000,000 in water, roads and power infrastructure, we sold over 100 acres to various developers and a national beverage distributor.
